Sterling Investment Management, LLC (SIM) is a Delaware limited liability company founded in 2012 by Brian D. Kosoy and Greg Moross, serving as the asset management arm of The Sterling Organization. SIM specializes in real estate private equity fund management, focusing on retail real estate, neighborhood fulfillment centers, and mixed-use properties in select major U.S. markets. Each SIM-managed Fund has its own investment objectives, strategies, and restrictions outlined in offering materials. As of December 31, 2022, SIM had approximately $1,861,264,539 in regulatory assets under management. SIM is compensated through asset management fees, ranging from 1.00% to 1.50% per annum of the aggregate Commitments during the Investment Period and 1.00% to 1.50% of the aggregate Invested Capital after the Investment Period. The minimum investment amount for each Fund ranges between $2M - $5M, with the ability to waive this minimum at the General Partner's discretion. SIM exercises investment discretion on behalf of the Funds it manages, acting in accordance with Fund agreements and regulatory requirements. Clients receive quarterly account statements and annual audited financial statements. SIM has not been involved in any material legal or disciplinary events. The firm may pay referral fees to Solicitors for successful client introductions, complying with regulatory requirements. SIM is deemed to have custody of managed Fund assets and has the authority to vote on client securities.
